No, your presence is not required for service work to be completed.

Yes, Balfour Chastain has an on-site maintenance team.

If your unit needs any repairs you can submit a work order on the resident portal or visit the leasing office.

If you are locked out after office hours you will be charged a fee of $150.00. Otherwise, we can send maintenance out.

You can apply for an apartment online on our property website or in person at the leasing office.

Amenities

Yes, we offer on-site parking at Balfour Chastain.

Balfour Chastain offers amenities including a swimming pool, on-site laundry facility and pet play area.

Our apartments feature classic, black, white, and stainless steel appliances varying by unit. In each unit you will have a stove, dishwasher, refrigerator, and rangehood.

No, we do not offer furnished apartments.

Pet Policy

Yes, Balfour Chastain is a pet-friendly community.

$300 non-refundable pet fee per pet

We have a 20lb weight limit. We do not allow aggressive breeds at Balfour Chastain.

Upon entering the community the leasing office is located strait ahead. Drive down the drive way and it will be located to the right of building G.

For Future Residents

If you are not ready to apply you can continue to monitor the website to see if the unit you are interested in is still available.

No, there is no cost to tour Balfour Chastain.

Although we do suggest scheduling an appointment, walk-ins are accepted.

We currently offer a resident referral incentive of $250 to the resident that refers a friend.

Before a new resident moves into their apartment we complete a maintenance turn, contractor work, and professionally clean each unit.

Noise level is controlled to a minimum after quiet hours.

Parking is first come, first served. There are no assigned parking spaces.

Washer and dryer hookups are located in the kitchen in select units (stackable unit).

Our residents enjoy shopping at Target, Publix, Kroger, and Lenox Mall.

Maintenance has to respond to a work orders within 24hrs.

Guests staying in excess of 72 Hours MUST register with the office. Residents may be permitted to have a guest(s) visit their household. However, any person(s) making REOCCURRING visits of six (6) consecutive days or fourteen (14) total days in any twelve (12) month period shall be deemed to reside in the Leased Premises in violation of the Residential Lease Contract.

Quiet hours are between 10:00 pm -7:00 am. There are no fees associated with using communal spaces.

Anyone included on the lease agreement will be held responsible.

If you need to break your lease, we require a 30-day notice as well as an early termination fee equal to two months' rent.

When moving in you are to pay your first months' rent in-full, the security deposit option of your choice, renters Insurance (if opting for in-house renter's insurance), the non-refunable pet fee (if applicable), and the non-refundable risk fee (if applicable).

For Current Residents

The lease buyout fee is equal to two months' rent. Residents must also be current for all rent payments and other amounts due.

Upon move-in you will receive instructions to set-up your online tenant portal.

If you transfer from one apartment community to another, your deposit will be transfered to the new unit and you will have to pay a $300 transfer fee.

No, we do not allow residents to sublet their apartments.
